The construction of new blocks of flats using particularly energy-efficient building methods takes into account intergenerational and accessible living.
On a section of a garden centre site in Dresden-Tolkewitz, a development concept was devised which, through its open design, responds to the prevailing built environment.


The facades feature materials with an industrial character, such as brickwork and steel-framed windows.
The planned flats have a clear floor plan structure, offering flexible layout options and living and circulation spaces tailored to residents’ needs. The focal point and heart of the flats is the spacious, open-plan living and dining area.
Generous window openings distributed across the facade create a fluid visual connection from the interior to the exterior. Extensive green facades help to create a pleasant climate by providing cooling during hot weather and sequestering CO₂.
Ground-floor flats have a private garden area; on the three upper floors, each flat has a balcony with a view of the greenery, whilst the top floor features a roof terrace.

The buildings are accessible on every floor, as lifts are installed. The majority of the flats are also designed to be accessible and have sufficient space to meet the requirements for housing suitable for people with disabilities and the elderly.
The housing concept includes family-friendly four-room flats in a maisonette style, as well as accessible two-room flats. This mix of different flat sizes and layouts facilitates intergenerational co-habitation.
Measures to achieve the Passive House standard include maximising heat gains through the optimal south-facing orientation of the flats, the installation of a controlled ventilation system with highly efficient heat recovery, and the installation of a solar thermal and photovoltaic system on the roof.
To conserve resources, plans include the treatment of rainwater for domestic use, general LED lighting and the pre-cabling of underground car park spaces for electric vehicle charging points.
